In the more than 25 years since his bar admission, Peter Rose has been involved exclusively in representing landlords in Landlord-Tenant Court, handling all aspects of their cases, from inception through trial. After graduating Albany Law School in 1985, Peter joined a large Manhattan landlord's firm where he was a litigation associate from 1985 through 1992. Stemming from a desire to develop a better service model for the client, Peter along with his brother Todd, founded Rose & Rose in 1992.
In court daily, Peter has developed an excellent rapport with judges, his peers and colleagues, and has the intuitive sense to know what works and what doesn't. Todd Rose graduated from the University of Chicago Law School in 1988 and began his law career in the Litigation Department for Hughes, Hubbard & Reed from 1988 to 1992. With a desire to give his clients individual attention in the Landlord-Tenant arena, he and his brother Peter joined together to form Rose & Rose in 1992. Since the firm's founding, Todd has been practicing Landlord-Tenant law exclusively, specializing in holdover proceedings and appellate work, and also has successfully prosecuted several jury trials. Todd has appeared as a guest lecturer in a Landlord-Tenant class at New York Law School and has been called upon for his expertise regarding owner's own use proceedings in several newspaper articles.
Respectful of both the client's time and budget, Todd approaches every case with not only a sharp legal mind, but also with a keen sense of economy. There is no reason for cases to go on interminably where client bills keep piling up and courtrooms remain clogged, and Todd knows when it's time to cut to the chase. David Haberman has been involved in Landlord-Tenant litigation for more than 20 years where he has successfully represented landlords in a variety of administrative and judicial forums. After graduating Washington University Law School in St. Louis in 1987, David clerked for one year for a Judge of the Supreme Court-- the highest appellate court in Missouri. From there, he went on to a more than four-year tenure in the litigation section of New York City's Department of Housing Preservation and Development. After leaving HPD, David started his own law firm, specializing in Landlord-Tenant practice, where he practiced for five years. David joined Rose & Rose in 1998, and later became a partner in 2008.
David is an excellent writer and negotiator. However, his true value to the firm is as a trial attorney. While negotiating a settlement acceptable to his clients is David's preference, his experience and nearly unflappable demeanor make him a highly effective litigator, even when dealing with the most complex issues. His insight from working with the New York City Department of Housing Preservation and Development has proven to be a valuable asset to his clients and to the firm when dealing with housing violation claims.

Phillip L. Wartell joined Rose & Rose in 2007. Prior to joining Rose & Rose, Phillip was a senior associate at Gildin Zelenitz & Shapiro, heading its real estate and landlord tenant practice for several years. Prior to that, Phillip worked as an associate for Balsamo & Rosenblatt, focusing on landlord tenant litigation.
Phillip is a seasoned and experienced trial attorney, having tried countless bench and jury trials in a wide array of complex housing court matters, including non-primary residence holdover proceedings, illegal sublet holdover proceedings, licensee holdover proceedings, drug holdover proceedings, profiteering holdover proceedings, HUD material noncompliance holdover proceedings, breach of lease holdover proceedings, nuisance holdover proceedings, and nonpayment proceedings. He has had several published decisions of interest in the New York Law Journal and many others published in the New York State Law Reporting Bureau Official Reports, The National Law Journal, and CHIP New York Housing Journal.
As one of Rose & Rose's appellate attorneys, Phillip has drafted and successfully argued appeals at the Appellate Term as well as Appellate Division on a wide variety of complex housing issues. Phillip wrote an article for the highly regarded industry publication, Finkelstein and Ferrara's Landlord Tenant Practice In New York. He graduated Cum Laude from New York Law School in 2003.

Paul Coppe graduated from Brooklyn Law School in 1992 and immediately jumped into the Landlord-Tenant arena. He began his career at Bronx Legal Services from 1992-1996 and then worked as an associate at Kellner Chehebar & Deveney in both Landlord-Tenant and general civil litigation for two years. In the following years, Paul also worked with Karp & Kalamotousakis and Braverman and Associates, where he gained experience representing cooperatives and condominiums and their board members in a broad range of litigation. As Paul’s knowledge base grew, he took the leap and began his own law firm where he specialized in Landlord-Tenant practice, civil litigation, and transactional real estate. When he joined Rose & Rose in 2008, Paul had a thorough understanding of New York City Landlord-Tenant law and a broad background in general real estate practice.
Over the years, Paul has developed a particular proficiency in appellate practice, which has resulted in seven appellate reversals of lower court decisions. Paul is also expert in many facets of administrative law and regularly handles complex regulatory matters before the Division of Housing and Community Renewal (DHCR). He is equally comfortable litigating and counseling clients, and serves as general counsel to several cooperative boards.

Dean Dreiblatt received a Master's Degree in the prestigious Labor Relations program at Cornell University and thereafter worked for several years as a labor negotiator. Wanting to forge ahead with the law, Dean returned to school and received his law degree from the Queens College Law School in 1991. Dean has been a practicing attorney for more than 20 years, and handles Civil Litigation and representation of landlords in Civil Court, Supreme Court, Federal Court and Bankruptcy Court.
Adhering to the highest standards, Dean has proven time and again to be a brilliant and persuasive writer. He is consistently relied upon to produce appeals, post-trial briefs, opposition papers and complicated motions because of his sharp analytical skills and ability to craft sound arguments. Before becoming an attorney, Dean worked in the publishing industry as a senior editor and was also a field representative for nurses' unions in New York and Wisconsin.

Since joining Rose & Rose in October 2010, Irina has actively participated in motion practice, both drafting and arguing motions before the court. Jeremy Poland joined Rose & Rose in 2013. He represents clients in non-payment proceedings and a variety of holdover proceedings from inception through trial. For six years prior to joining Rose & Rose, Jeremy was a partner in small Long Island firm where he represented various clients such as boutique lenders, taxi medallion leasing companies, individuals in shareholder litigation, technology companies and investors and acted as their de facto General Counsel. During that time, Jeremy became quite experienced at representing clients in real estate transactions, corporate and business formations and transactions, lending transactions and all manner of civil litigation.

Nelson Era: Greater Government Liability for Negligent Hiring", which was published in the Summer 2013 volume of the New York State Bar Association Labor and Employment Law Journal.
